About

Why brick.hk exists

Hong Kong has no shortage of property platforms, but almost all of them describe a flat before you move in: price, floor plan, transaction history. Very little is written about what living in an estate is actually like — how it is managed, what the owners corporation has decided, which documents are public, and where the money goes.

brick.hk exists to close that gap. We collect information that is already public — land records, building orders, management licences, deeds of mutual covenant, tender notices, corporation minutes — and put it in one place, in a form that a resident can actually use.

Three things we set out to do

1 Make public information findable Most of what matters is already public — just scattered across government portals, PDFs and notice boards. We index it per estate.
2 Give corporations a place to publish A corporation that wants to be transparent currently has nowhere central to put its notices, tenders and minutes. We provide a neutral, structured place to do so — at no cost, without editing the content.
3 Let residents describe what they live with Verified residents can rate five dimensions. A score only appears once at least three verified residents have rated, so no single voice defines an estate.

What we do not do

Where the data comes from

Every data point carries a source and a last-verified date. Our sources, in order of preference: statutory bodies and government departments; court judgments and public registers; documents issued by the estate itself (notices, tenders, minutes); and finally residents — clearly labelled as resident-contributed, and only after verification.

Where a figure is uncertain or contested, we show the sourced version rather than an average of guesses. When a record is corrected, the correction stays visible rather than being silently replaced.

Who this is for

Residents See what has been decided about your estate, and where the money went.
Corporations A free, structured place to publish notices, tenders and minutes — members no longer have to rely on a photo of the notice board.
Buyers and tenants Compare estates on management quality and public records, not only price per square foot.
Managers A chance to be assessed on published facts. We state what the record shows; we do not editorialise.

What we cannot promise

This is a small, independent project. Coverage is currently limited to Tsuen Wan; other districts are being compiled. Some fields will be empty. Some records may be out of date the moment they are published, because licences renew and corporations change. Where that is the case, we say so and link to the live register instead.

Transparency does not settle every dispute. What it can do is make the facts arguable in public rather than assumed in private — a modest but real improvement in how estates are run.
